Asano North Park is a high-end, boutique multi-family project in the heart of North Park with expansive views and penthouses boasting unparalleled finishes. Cavanaugh Properties Inc. (CPI) began consulting with the developer prior to construction on floor plans, common areas and amenities in order to maximize market appeal and long-term revenue. CPI completed the lease-up within three months, mostly while construction was being completed. CPI achieved the highest rents in North Park both on a per sqft basis and total rent value. As the first luxury apartment development in the developer’s portfolio, CPI worked to established a brand value that can be extended to future developments. Marketing was conducted on a national level to attract sophisticated transplants as well as locals to a property that exceeded the benchmark for rental living in the sub-market.

Palma de la Reina Mixed-Use Project

Location: Rancho Santa Fe, San Diego County

Product: 54 Luxury Apartments, 32,000 sqft Retail & Office

Owner: Newport Pacific, Inc.

Cavanaugh Properties Inc. (CPI) was brought in at Palma de la Reina’s predevelopment stage to provide project consulting, amenity coordination and pre-lease-up marketing. The project is located in a highly desirable residential location however the area had no existing demand for multifamily rentals. CPI created a market for the unique product including using geo-targeting to attract leads from neighboring sub-markets. In order to successfully execute the lease-up, CPI built brand awareness and cultivated leads through multiple digital and print channels as well as a highly impactful pay-per-click, social media and SEO web marketing campaign. CPI worked closely with the office/retail brokerage team to coordinate marketing and leasing of the mixed-use portion.
